Hi,
This really seems like a wiring issue . As Stuart says a short , a bad or wrong relay , or duff REM which is not un-common. It could be a bad ground /earth.
Can you clarify , is this only happening when the car is locked ?
A well known favourite is a broken wiring loom in the tailgate hinge.
The 5 min thing is the clue here..
